The opportunity.
Self-storage is an operations business whose software stops at the office door. Leases, billing and rental websites are well served. Gates, locks, cameras, climate and power are not, and the gap between them is filled by a person. On-site staff is the largest controllable cost at a facility, and the reason some facilities never get built.
Where we start.
National third-party managers need a level of density and revenue that rural sites never reach, so owners expanding into smaller markets cannot get their facilities managed at all. That is our entry point. We are not asking operators to replace software that works; we are making facilities viable that otherwise are not. The demand there comes to us.
Why now.
Three things changed. Gates, cameras and power equipment now expose open, local interfaces that software can control directly. Small on-site computers are cheap enough to run a whole facility. And AI can answer tenants, handle support and recommend prices well enough to stand in for a front desk. Storra brings all three together in one system.
What is built.
Storra is running at a pilot facility today. One platform covers online rental with e-signed leases and payment, a full ledger with autopay, tax, proration and automatic lockout and restore, access control and cameras across multiple hardware vendors, per-unit power and climate, an AI support agent, dynamic pricing, facility websites, a tenant app and an on-site kiosk. A small edge computer runs the site and keeps it operating when the connection drops.
The longer arc.
The layer that runs the building — device control, automation and on-site autonomy — is not specific to storage. Self-storage is the first market because its rules are clear and the economics are plain. The same system runs any space that is rented by the unit and entered without staff.
